Whenever I wholesale in New Castle I try to get
stuff for about 1/2 of what I would pay in Indy.
I have sold deals there but at a steep discount.

I agree. Do both. A good wholesaler is a better marketer in all likelihood but if you run your own campaign you will be in control of the deals you get.

Stephen.....  I was a Landlord owning over 20 units and a rehabber before I even knew what a wholesaler was. I am now proud to be called a wholesaler because it is my chosen path in real estate investing. Whatever you chose to do it is my opinion that each individual deal or situation determines who will make the most. I have made big money before on transactions and have done deals for as little as $37.00 profit.  Frankly I don't care what each person in a deal makes. It is none of my business. Self interest guides us all and is a major factor in any win win deal. I have been lauded by many investors as a wholesaler who leaves "meat on the bone" in my deals. Well maybe. I think it is just that since I have had to live with properties I bought in the past for myself that I see it from their side more than some people. I truly believe that if a deal is meant for me I will get it no matter what. If a deal is not meant for me nothing I can do will land it. This internal thinking takes a lot of pressure off and keeps me content and not envious of others.

Hope some of this helps those who read this thoughtful post.

I like your use of morals though. They are far superior to ethics.
