Adding buyers is a day in and day out thing. You will figure out
who your good buyers are by finding deals. If you find a deal
before you have any buyers then JV with an experienced
investor who already has buyers.

Indiana also has a fund to help people who have suffered wrong at the hand of agents. Better yet if they pay you from the fund SHE has to pay the fund back.

Santhi...... The scenario as described by Brian is typical but say the Seller cannot afford to make the repairs............

Then you decide whether to just do it yourself(if the deal is killer enough and you are making a huge profit) or you can back out if Seller does not make the repairs. It is ALL negotiable.
