Most effective way to market to absentee owners?

I'm currently making some postcards, does anyone have any tips on what i need to add and what i shouldn't add?

I am against postcards, and I honesrtly laugh when people use the words postcards and "effective" in one sentence when the word "not" is not present.DMM is absofrigginlutely NOT effective.But to get you some value,What you need to post on the card is a picture of you, ideally with your company logo on your left tit. A white polo is always great and friggin smile!Do not be salesy and just state your message.The goal of the card shouldn't be to have the seller sell their house to you. The goal is not even to have the seller call you.The goal is simply to have them visit your website, NOTHING else!Nothing converts traffic better then a amazing professional looking credible website!Now, seriously... stop the DMM It is simply relying on luck! The only way you beat the DMM odds is when you spend like 20K on it a month.

Jerryll....... I read everything you wrote instead of skimming it.Very good content. Mr Vaughn was making observationsof how his marketing was performing but also blanketstatements out of thin air. I AM a funny one arn't I.The length of time however anyone does anything doesn't really matter. I have been doing this for 4 years and we are making 6-gigures/month scaling to 7-figures. There are other investors doing it for 12 years and they are still stuck on DMM barely trying to make any profits. Its how well you adapt to working systems. Not the amount of years one is doing it.Secondly my answers are not really catered to the OP. I devise my answers to BP forum visitors. The OP may not care but I have a huge amount of followers that follow my posts and they DO care and they DO want to learn mimic strategies from people that are successful. I just don't want to let them down.And Not sure I understand what you mean with being spammed. I rank #1 for pretty much everything, and I am not really being spammed much. Of course there is always that crappy email with "please put my link in your blog".. but that is a small price to pay for free motivated super qualified leads in your inbox right? I bet you have to deal with far more serious headaches dealing with DMM.;)

My last 6 multi portfolio sellers use a little yellow notepad as their computer. All I said was to diversify. The OP apparently doesn't care anyway. Cheers!

Nope, my good feller, you are ALMOST correct... but 100% wrong :).online does not get you "nibbles and small fries". What do you base this on?!That is nonsense. Look at you for instance. You say you have a website yet it is generic.So you are admitting your website is not taken seriously, yet you are drawing conclusions that internet gets you not much when you have ZERO grounds for making that conclusion. Well of course you are not getting anything from your website if it is complete crap. Don't you agree it makes no sense for you to then conclude that because you get nothing from your website DMM is better?Also your claim that old people don't (really) use internet is also wrong. Yes of course the younger people have a higher % of internet use but to claim that not many old timers use internet is ridiculous. Do your parents have a cell phone? Yes? OK then!So when your mom has a problem with her knee, is she going to sit by the mail box and wait for a direct mail piece to arrive about getting her knee looked at? Makes no sense right? Is she going to the phone book and start looking up companies as she scrolls through all the pages in that physical book? No? OK what do you think she will do?? Google right? Well OK then!Lets put down actual data.When I did DMM back when I was a mere mortal, people between 39 and 54 were the most active responders. Rarely do I get older people (I did at times but rarely).Now that I dominate internet, I STILL get the EXACT SAME age brackets. Why? Because it is about motivation, not a specific "target" seller or a specific age-group seller. Who the hell cares. The only thing you care about is if they are motivated enough to sell, to sell below market value. Secondly, in the game of house selling and investing motivation is king.It is COMPLETELY irrelevant how many old timers use internet (a lot BTW). What is relevant that 90%+ of old-timers that have a problem will go to internet to get their problem solved.Do you understand the difference?On one side you can see how many old timers use internet regularly and on the other side of the equation you have how many old timers that need to sell their house, go on internet to get it sold.Example.Mr Joe, is 65 years old. Never uses the internet really. Then one day he desperately needs his house sold. Now that he has motivation and a reason he WILL go internet even if he "normally" doesn't use internet.Lastly, from my data a whooping ton of leads I get from people that do research for their mom and dad. It is the old timer's kids that help them find solutions to their problems and go find people ONLINE.I am not saying that you can't find deals with postcards, I am saying it is just dumb to pick postcards when you have done zero research and zero data collection with zero thought put into it. Anyone that does this is sheep. You are winging it.Here... see if you can interpret this data.The only reliable way to get deals doing DMM is when you spend a fortune a month on it. And if that is the case you would get a TON more deals using that money for PPC or facebook ads.Lastly, do you really care that an old timer is selling their house vs. someone that is just fed up with tenants?NO. Who cares. The only thing that matters is they are motivated enough to sell below market value.This is the results of internet and SEO. All free, all motivated all eager to sell to me.What also find hard to tolerate is when people say things like: "Ohh don't just rely on one lead source".Sure I get it. So your DMM system is designed to target people WITHOUT motivation!!!!In that case OF COURSE you may get lucky with DMM, but most of the time you will simply get people that say "I am just wondering how much you would offer me for my house".. just because they are curious. (probably why your response rate is so low)... BECAUSE you do DMM.See what I am trying to tell you? Your system is flawed, DMM IS inherently flawed and that is why you think the way you think. My postcards simply say I am looking to buy a home or plex in the neighborhood of your property. Give me an email or call for a no obligation chat. I am not an agent. An event triggers a mailing from me. A garage sale. Distress. A for rent sign or ad. One-time. No purchased list. I am buying a nice 11 unit portfolio right now. He can't remember how long my postcard was sitting on his desk before he called me, but now he is ready to transition into retirement. My target seller is older and doesn't use the interwebs much. My response rate is low, but when I get one, I get owners of multiple properties paid off so long ago they forgot when. I have a website but it's generic and only gets spam submissions anyway. It's hand written on the bottom of the postcard. I think my sellers like my non-professional approach. They self--manage and don't wear suits anyway. Sellers online are younger and broker. It's like fishing I guess. Online will get you more nibbles and small fries. Diversify what you bait with and where you go.
