Why do you invest in Indianapolis?
Hello everyone. I am a new out-of-state investor that just closed on the second property in the Indianapolis area. I listed some of the reasons why I think investing in Indy is a good idea. I am sure this question been asked probably hundreds of times but curious to see what other Indy investors are thinking right now. Thank you!
1) Diverse employment (government, healthcare, pharmaceuticals, and many other industries)
2) Steady population growth in both the city of Indianapolis/Indianapolis metro area.
3) Landlord friendly laws (never tested this myself but I heard it to be true).
4) Decent cash flow and appreciation (a reasonable amount of inventory that cash flows and can reach the 1% rule)

I have to agree with @Jack Liu. We've been active in Indianapolis for the last 10 years and have had tremendous success there. In addition to everything Jack mentioned, Indy has gone through a major revitalization over the last 2 decades, investing over $9 billion in redevelopment. Indy has transformed from a Rust Belt city to a thriving, modern metropolis.
