Investing in New Castle indiana

How do you guys feel about investing in New Castle? Looks like it’s a solid B- or C+ neighborhood that is 48 minutes away from Indianapolis.

Some of my concerns are :

1) it has a very small population (17k)

2) the population is actually shrinking by 0.17-0.3%

Do you guys invest in New Castle? If yes, what has been your experience?

Is there any parts of New Castle you’d avoid?

New Castle is a very blue collar town outside of indy. most of the workforce is in some sort of manufacturing. most people who grow up there stay there. solid city with good rent averages
