My Sugar Pie in Zionsville, IN  has nationally renowned pies. You can set them up to receive a whole pie or to have them receive a pie a month for 3 months. My clients loved them. You can have them do all of the shipping etc.

Once you know what you are after get on some wholesaler lists to access off market deals.

They are easy to sell over there so must not be a huge issue.

Work with a more established wholesaler in the area who already has buyers and split the profits until you have yours built up.

Get a nice deposit or assignment fee advance from buyers you do not know so they can prove they are serious.

Direct mail is a better more leveraged way to market if you know how to target your lists and can afford to spend money (hundreds to thousands per month)

Driving for dollars takes a lot of time but can be done for potentially less money until you get a few deals from doing it.

For what it is worth I have personally (in Indianapolis) done over 300 deals that came from mailings and 500 plus deals overall. NONE of my deals were a result of driving for dollars. That does not mean you cannot make it work it just has not been my path so far.

Bottom feeding is required for the houses that are at the bottom. Some Morris Invest clients have pretty nice houses so no bottom feeding required on those.
