Sadly the people I use for Landlord Insurance do not operate in Ohio.

So I'm on a quest to find the best/cheapest/inexpensive landlord insurance out there.

What are your thoughts on this? Do you have someone in mind?

Any of you had luck finding the best SFH landlord insurance?

How are they @Dennis M.

Also you didn't like Travelers @Andre' Arceneaux   ?  Also who did you end up using?

I found a California insurance, but they only do California and they are absolutely amazing. So I'm trying to find comparable for places in Ohio and others.

Yeah I would love that information, doesn't hurt to see what they can offer you know. @Aaron K.

Where do you get that @Aaron K.

Any feedback I can get about insurance being cheap for landlords would be appreciated.

So I have a client that's a Veteran ( irrelevant for this post)

Anyways we found him a home and an appraisal was done on a home ( DUH) and the Appraisal came back at 223K with No Conditions ( which is Greaatttt)  - He is purchasing the home for $206K and all his closing costs are wrapped into the loan. $0 out of pocket.

So we asked the listing agent prior to the appraisal being done for a credit of $1K for some problems to be done on the house ( roof, dishwasher, things like that) Now obviously this should be done after the appraisal, but hey there is nothing set in stone.

So back onto the story. We were advised to wait until the appraisal to come back before they would answer about the $1K, and voila we got the appraisal back literally a couple hours after that response. So we advise the listing agent that the appraisal came back good and we're good to go.

Listing agent said can you tell the lender to e-mail us telling us it is good to go. And text the Lender saying just e-mail saying the appraisal is good, no conditions. Guess what the listing agent did, sent over the appraisal of 223K. Like whatttt, whyyyyyyy.

So me and the listing agent had a little conversation, ultimately we got a $500 credit.

Moral of the story, don't send over the appraisal to the listing agent with 17K in equity, come on meow.
