Sadly I don't see anyone that responded. I do flips with all my cash and now I'm trying to figure out how private money lending is structured as well.

Yes I just seen that long term tax income. I'll do that. 

But I wonder why people do a lot of flips per year. Just seeing the benefit of it.

I'm trying to see what is they best way to limit taxes on flip homes in California, without doing a 1031 exchange.
