I'm only stating the obvious @Todd Kruger so if you don't agree with it then that is your perception. It's like being in the military, so I can't say my job sucked. So you're telling me every realtor you came across have done their job to the T? I highly doubt that. 

I understand what you're saying @Jaafar Mirlohi but out of state investing is not something your broker would help you with if they don't do that themselves. And yes realtors are horrible and their job, you got that right. 

Well then you're not an investor @Matthew Cislo so I guess you disagree with David Green about out of state investing huh? 

Why would I do that @Ryan Landis I am talking about Realtors. Yes I can say professionals like lawn-care professionals. But that's not what I'm talking about. 

Exactly @Jodi Paulovich it is everywhere. Sadly these people that have a problem with it either don't get out of their comfort zone or are not open to everyone else's experiences like yours and mine.

Well to me @Stephanie Simmons some could make more because of the volume. But that is all specific to the deal and individual I guess. 

Saldy @Jay Hinrichs I am purchasing a short sale right now for an investment property. I've been in escrow since December 18th, do the math. Too long. lol

Yes @Chester Straley of course I am. Now granted of course I can always do a better job. 

But as a realtor myself and investor of buy and holds and flipping. I would hope I would know how to do that. lol 

But to answer your questions I believe I am asking the right questions. Now the problem is a lot of them lie. Sadly

So you would say some realtors are puffers, correct @Chester Straley

I think I should do a follow up to this post. What do you'll think. I keep getting advice on what I should do. Even though it is things I do. Or I get advice from brand new agents acting like they know more than me. 

And hey look I'm open to ideas and opinions. A couple of people on this thread have talked to me personally. 

So when I see responses like did you ask the realtor if they work with investors? Like come on people I'm a realtor and investor, so you don't think that would be my question. 

And the people that comment on here that aren't realtor, haven't worked with a realtor to do a transaction. Then personally you shouldn't be wasting my time or your time by having an input. People in life do suck, becoming a real estate agent is too easy. I fought for my country to be a licensed agent. Now ask yourself what you did to become licensed. And then come at me.
