Well, this is a good start. Start by connecting with local real estate investors in SA and soaking up game from them. Outside of podcasts and books, I would just start and not wait. 

I use Innago for these rentals. They work well for what I need. 

The property manager should handle this asap. The PM should let them know again and if not serve them an eviction notice.

Yeah, I would run an eviction report. That is pretty low.

I've been using Innago for the longest and have enjoyed every bit of it. I often see people ask this question looking for something better but for me, I'm just curious what most people are using on Bigger Pockets.
