I don't recall ever reading a study that answers this question. I suspect it's one of two reasons:

1. Over-leveraged, they hit a major expense, and their house of cards crumbles; or

2. They can't handle being a landlord. Something goes wrong, the stress or expense of the situation kills them, they sell everything and walk away.
