I know this can be an overwhelming process but just narrowing down 3 software's you'd like to use makes it easier. I went with Innago and don't regret it at all! It is free, simple, and great for small to mid-sized landlords like myself. I can do it all on here and my Innago rep is supper knowledgeable.

I've used Quickbooks along with my property management software (Innago) to take care of the accounting side.

Congrats on looking to manage your first investment. I'm with Innago. It has made my life significantly easier, plus I'm lowering my expenses since it's free! Best of luck man!

At first, I used Excel but now I use Innago. Simple and free.

Use Innago. Honestly, I've had a great time with them and don't see myself using anything else. I like that it's free to use and has all of what I need in 1 place. Best of luck on your decision!

I am not. I found that it has a fee attached to it. I've been using Innago for the past couple of years and love it. It is free for Landlords/Property Owners and works great!

While handling my first property I was pretty careful with it and decided to go with software to help me with collecting rent and tenant screening. I chose Innago and haven't looked back. I think the most valuable thing for me was the ability to have a place where I can see all of my properties and invoices. I also wanted to keep expenses down and since Innago is free for property owners I was able to do that.

Just open another bank account to separate this and you should be good. For my first property I used Innago to also help me manage my property easier and it was free!

It depends for me but I would offer them a 6-month lease or a year lease with a higher rate to cover any potential vacancy rates in the future. Or offer the next tenant a longer lease term of 16-18 months.

I was slightly more fearful. I had analysis paralysis, and instead of understanding that everyone in real estate is different, I tried to box myself into what others did. I would definitely have house hacked right out of high school!
