Sellers attorney, title agent, and the buyers and sellers. Brokers usually come but we don't do anything but shake hands give business cards and pick up our check

Just out of curiosity, why are you all targeting a house with a lot of rooms instead of a multi-unit house. Anything 4 units and under can still be bought with conventional financing.

The brokerages don't care as long as your monthly fees are paid. It doesn't cost them anything to hang your license. But on the other hand I think the process and cost of your class monthly brokerage fees and board cost aren't worth it for investors.

I love rentals. The cash flow and appreciation are nice and in my opinion key to building long term wealth in REI, but with all that said I would start off with flip. If start up capital is of no concern to then disregard what I'm saying but this is how I look at it. Flips are quick cash. If done right 20k+ per. That's more money to invest in larger better multifamily units than you could originally afford.

I just give out my cell phone number. I don't see any benefit of using a second line. Also I text my clients a lot especially the younger ones.

How would you all go about finding buyers for a large apartment complex. I'm looking for a company or individual that would be interested and be able to afford a 9 million + apartment complex. Any ideas would be greatly appreciated. If you know anyone or business that you think would have even the tiniest bit of interest in this opportunity tag them or leave a name or email and I'll reach out with the details.

Brian Adams does your investment group do deals of this size frequently? I'm a broker in Illinois and know of a 200+ unit complex for sale that I believe would be a great investment. 1.9 million in annual revenue and only asking 9.4.
