Yep up to 4 units can be purchased with conventional financing

Maybe I misunderstood and the 340k was just staff expenses but not total expenses.

Ok so I need to get more information before bringing it to any buyers. I'm going to take that advice and email the listing agent for total expense information. I know other buyers are currently exploring the deal but the seller doesn't like the terms.

No problem. I didn't know what they were till I started working in one either. A team is where one agent does all the marketing and what not under his name provides a staff that handles clerical stuff but the other members team members actually are the designated agents that handle the clients or atleast a majority of them. They provide the leads and you handle them.

@Account Closed Thats a good point. You have a lot more experience than I do so Iḿ inclined to listen to you when you say the deal is too good to be true, but it seems like the consensus is that at face value the deal is good enough to try to start prospecting to find some buyers. If someone is a qualified buyer I can get all the books and records and they can do their own underwriting and see what they think its worth. Like I said the big downside is that the home is in a small town that recently hit rock bottom but signs are its on the way up.

@Zach Quick The buildings seem to be in great condition. The buildings were built very well 50 years ago for families of soldiers on the local military base but the base eventually closed down which is what caused the town to start going down in the first place.

You should look into joining a team to start. They advertise and bring in leads which shortens the learning curve.
