I’m a big fan of Home 365 home365.co A lot of my clients use them because they have a standard management fee which is only 7% and then they offer a full service management where they guarantee rent, cover vacancy, and even cover repairs up to a cap (15k last time I checked). That management fee comes to 22% but a lot of my clients find it worth it for the hassle free returns.

So that sounds like age discrimination or familial status discrimination to me.

Anyone know of any good apps or websites for showing what a home can potentially look like after a rehab? If not an app maybe a photo editor.

Martin is correct. You don't need a license to manage your own property

It's illegal in most states because its essentially you getting paid net commission which most states outlaw as it limits your incentive to act as a fiduciary to the seller. Who even though you may not have a formap agency relationship, agency may be implied as you are taking the seller under contract to arrange a sale of his property to another. Definitely a no no

Im looking at a deal for a client in a college town. School just started and the property is only 50% occupied which means it will most likely only be 50% occupied for the rest of the year. The property is in good shape and I have no doubt we can fill it up next year under new management but the year turn around time will mean the cash on cash return is horrible for the next 12 months. 

I sell residential real estate all the time and have sellers pay a few extra thousand towards closing cost and down payment all the time up to 6% and was wondering can this be done in commercial financing? 

If possible it could save my clients 20-30k upfront and that will help alot with his cash on cash returns. Any advice would be greatly appreciated.
