Hey Ray Agosto , I'm a Broker here in Illinois. I work Chicago and Champaign-Urbana. Primarily residential but have recently been working commercial as well. Champaign is home of the University of Illinois and a great investment town. Large and growing population with a steady economy. What type of investment opportunities are you looking for?

Real estate express was the cheapest online class I could find and I passed my state test easily

Push the sellers to pay it towards closing cost. That won't be any cash out of pocket just lower profits and worst case they are looking at a 2800 difference. They don't and have to start the process all over and they are looking at another 2 months minimum. Hold your ground on making them pay worst case split it.

Are the new 10-20 in one or 2 high density buildings. If so it might make sense of it can help you keep cost down. Look at what's going to be more cost effective long term

I agree with @Sam C. and what you seem to see as well that there is very low cap rate and COC. DO you expect high appreciation in the next few years? If not I personally don't think this property is worth the economic cost. If this is one of the best deals in your area try looking outside your current area for other opportunities. Out of state even if you have to

Before I became a realtor I got a realtor to let me use their log in info. Promise to use them anytime ur buying something that's offers a cobroke and list with them a couple times especially if your distant and he's new he probably shouldn't be selling it alone.
