They can fit between very tiny spots and will eat their way in. You can follow the droppings in some cases. Mice reproduce quickly and will likely continue to find ways in until you cover up the point of entry. Of course, hiring a professional works too if that is more cost/time effective.

Thank you, Brett. My tenant is not leaving food outside. It might be the point of entry.

The new tenant has found mice problem in my rental house which has recently been completely renovated. She has set up 18 traps and still sees mice activities.

Any suggestions for good products? Traps, electronic repellent, spray? No experience in dealing with mice myself. Thank you!

Thank you very much, Mike. How much did you spend for an sqft of your choice? I will definitely check out their website.

 Thank you, Mike!

They have sales all the time. Don’t remember the exact price, but I think it was close to $2 a sqft. I do remember it was more than half the price of the same product from Home Depot.

Most renters are incredibly hard on... well, everything. If I'm not using tile (because tile is sooo durable) I get my stuff from weshipfloors.com.

I am keeping it. I will check out the website you mentioned. The waterproof core costs a lot more. struggling with my budget. Thank you very much!

Thank you, I feel the price in those stores is more expensive.

I am planning to put on new vinyl planks for a large part of my rental property. What quality do you normally choose? And what websites you use to buy?

After some search, I am looking at 3 products:

1. Mohawk Caldwell - wear layer 10 mil, 15 yr residential warranty

2. Mohawk Bowman - wear layer 12 mil, 25 yr residential warranty

3. BuildDirect.com own brand - wear layer 12 mil, 25 yr residential warranty

From the #1 and #2, I found them in

https://www.carpet-wholesale.com and https://znetflooring.com

#3 from BuidDirect.com which is the cheapest. But the online reviews of BuildDirect is mixed.

Is the #1 enough for a rental? How many years can these floors last? Where do you buy vinyl planks? Any suggestions and comments?

Any local shop or contact recommended?

Thanks.

Lei

Is your prior tenant on a one-year lease? Do you have terms on your lease about something like " tenant leaving before contractual term should be responsible for the remaining rents of the remaining terms..." ?  If so, the deposit might not cover the "remaining rents", right?
