Post: Anyone used Blueprint Title company for off-market purchase before?

I am planning to complete a transaction with an out-of-state wholesaler using this Blueprint Title company. This company seems new and pure online. Any experience with this title company? Shall I worry about sending money to the escrow account from Blueprint Title? Looking for immediate feedback. Thanks!

I just asked one lender and the rate (30yr conventional) seems pretty high - 4.5% with 0.75% discount (cost charged in closing, I don't know the closing cost yet). With the rapidly rising interest rate, I hope to take the loan now instead of waiting.

Any recommendations for good lenders that work well with investors?

What rate did you get recently?

The tenants in my property (Indianapolis, 46241) stopped paying rent last month and told me he will not pay rent any longer until he gets money from the tax return. I have little confidence he will pay me in a couple of months. Can we file an eviction with the court now? Is the ban over?

Has anybody done any eviction lately? How did you do it?

I appreciate any shared experience and comments.

It's basement and I am planning to use the liquid chemeical to establish a barrier. 

Taurus SC is the generic version of Termidor and can be purchased inexpensively. Will ask my GC to dig a trench around to house and pour the liquid after mixing water. Hopefully this will eliminate any potential termite risk in the future no matter if there is still a colony or not.
