Thank you all for the advice! I will find basement waterproofing professionals to check it out before doing anything. Hopefully, it's not too expensive.

@Mike D'Arrigo Thank you. Is the wall made of concrete? Doesn't look like the concrete wall I have seen.

Yes, the basement is like a cellar and not suitable for living. Just plan to clean up and fix up for utility (and possible storage). Keeping it dry, safe, usable and not too scary is the plan. Do you think it needs a sump pump? 

The old basement is not made of concrete. What kind of materials are they? If you have time, could you please help explain more about how to waterproof the basement?

Can we pour the concrete floor and use concrete waterproof coatings on the interior walls? Or use Silicate-based concrete sealers? Not sure if these typical ways will work on this particular case.

This is an old house (Indianapolis area) built in 1930. The basement looks really ugly to me. It's a partial basement. As a newbie, I don't know how these old basements are built. I only saw the concrete basement before. What's the material of this basement? How to fix it? Any name of the material of such an old basement so that I can google it? Do you see any costly structure issue? The house will be used for mid-low end rental. Any advice and suggestions are appreciated. Thanks.

Hi, I am put up my first rehab deal and would like to know where to purchase insurance for my rehab project? I googled a little bit and found the "vacant home insurance" policy. Is this the correct one I should buy during the rehab stage? If yes, any recommendations (company/agent) for this kind of policy underwritten in Indianapolis? Thanks.
