If this is one of your properties in the recently burned areas meaning somewhat close to Sacramento I would call Gary Link he is a true Eviction Machine. I don't work for Gary he is who we use if we need to evict he has done over 40,000 evictions according to his website check him out. We are in Ca a very tenant friendly state. I hope this helps and I was happy to hear that your properties were spared from the recent fires.

I have a close personal friend that has over 100 SFR's and he self manages he prefers Illegal Immigrants as tenants. For example he has a six unit building in ca that has a tenant of 25 years in it that tenants son which was born in the unit which he is now 24 and has been renting a unit in the building for 5 years. The tenant has never paid rent late or complained about any minor issue that he could not easily repair himself they keep the place very clean and treat the property as if it were theirs. Just my two cents.

Also depending on what neighborhoods your properties are located in credit scores typically come in lower than 600 so you have to change your criteria to adjust for that unfortunately.

We met a Couple of months ago at the Sacramento edge mixer. I am a property Manager in Sacramento private message me and I will let you know what our usual criteria is in this market we currently manage about 500 properties in the Sacramento market.

I am not a lawyer nor is this legal or medical advice. Go to the Dr's and have them label it as a service animal and there is nothing anyone can do about it. I hope that helps.

High end rentals I would still prefer 3x but would go no lower than 21/2 times the rent amount. just because they make more doesn't always mean they are financially secure. their bills are usually higher also.
