I use rent range, hot pads and craigslist. then compare and adjust according to what I am seeing in the area.

Slowly rise it 75 now and raise it 75 at the next lease renewal. hope this helps it sucks when you are not getting market rate rents. But if you scare them off vacancy will usually cost you more. so that is why I suggest raising slowly.

I completely agree with Matt but would also like to add no utilities past due also. and call all previous landlords because the last landlord might say anything to just get them out.

As a property manager Myself I would say Try it out to see if it is something you like to do start with the properties you do not have a management company on yet if you like it then take over the rest. The only way you will know if it is worth it to you is to try it out yourself. Best of luck I do hope you choose to try it out for a while if not permanently. Some people self manage their properties very well others not so well. After a few months of self managing you will know if it's for you or not.
