Look him up on Facebook or if you know where he lives drive by and just see if he is there. Also check the with the tax assessors to see if he is still paying the property taxes. and he is not letting it go to foreclosure.  

In Ca. it is Illegal to pay referral fee's to anyone other than a realtor for tenant placement because it is considered brokering.  As I work for a National PM we have location's all around the country and most office's do a lease up only. That is where they find and fully screen the tenant for you once they have them sign the lease they hand them over to you to continue the rest of the management yourself. Hope this helps. By the way most of the  referral fee's that I do pay are are $250 but that is for new properties they bring me to manage.

Be glad you are not in California. I have a friend that is spliting 200 acres into ten acre parcels and 75 acres into 5 acre parcels. and he has to do perc and mantels on all of them and have a well drilled for each of them.

I like to compare Zillow  with hot pads and then I check rent range and a couple of other sources so I can make an educated guess. I hope this helps.

Don't Rent from Family Just Like don't work with Family. Your In-laws suck!

Lowering the rent as much as she is thinking about lowering it to is a big mistake. If she has already had some inquiries about the property already she will be overwhelmed by the amount of traffic a $100+ drop in rent will bring. Good luck Keep us informed with her final decision.
