Oh the friends that lost their Rentals rebuilt and also bought a few more properties in the same neighborhood. All ended up working out for them in the long run. 

Oh I am from Auburn area originally and now live in Rocklin. I had a few friends lose there rentals in the 49er fire a few years ago. That is why it is very important to make sure all of your insurance's are up to date and also to highly advise your tenants to have renters insurance if not mandate it.

I have found that it is harder to rent a place out that is furnished.

Where and who is this property management company so we can steer clear of them.

I was Speaking with a local insurance agent about this just the other day. The agent informed me that if a tenant destroy's your rental take them to court get the judgement and then you can make a claim against their policy.

Marlene Sanborn is great I am in a non profit group with her. 

I am a property manager in the greater sacramento area and on our website we have a link for Investors where they can put in a property address and it gives them a rent rate estimate. The website is www.sacramentopropertymanagement.com 

That really sucks they seem to be a pretty bad company to work with to have a great tenant and a crappy property Manager. I am new to the property management business we manage right about 500 homes and I would be horrified if this ever happened to one of our owners or tenants. Good luck with these people. Oh you should reach out to their competition in the local area and get there advice most will give it freely and they should all know the laws in that jurisdiction. 

You should Contact an attorney and have them go over your lease, and also let you now what actions you can legally take.
