I would have thought the Occupants would have Overdosed by now. Or really I was just hoping for it.

Start By firing the PM They are not communicating in a timely manner. As a Business Development Manager for a PM that has around 500 doors communication is key. A lack of communication can cause more stress than the situation warrants. We try to get back to our owners within a couple of hours if not immediately. Also the PM should have know about this before you and you should have heard it from them just to keep you in the loop and with there Ideas on how to remedy the problem. Best of luck start looking for Both new Tenants and a New PM. 

Property Ware crashes often and is slower than App Folio and the accounting process is a pain. App Folio has better naming conventions the pathways in the system are more clear to follow and uploading documents is much easier. We have between 400-500 properties that we manage. we have only been using App Folio since Feb 2015.   

We were already using Property Ware and it wouldn't do everything we wanted so we switched to App Folio they both have faults what software has everything. Technically we still use both because we haven't gotten all files transferred into App Folio yet.  

I pay finders fees to people that bring me new owners. not people that bring me new tenants. How much action was this property getting was the Real Estate agent even going to be needed if so $250 is more than fair If not I would give $125.

There is a program we use at our office called RENT RANGE and when we put it the address it pulls the local comps and also gives us a local vacancy rate. It usually gives a pretty accurate suggested rental amount. I still check the local listings to confirm the market rate rent but it is usually pretty close. good luck I hope this helps.

Never go with the cheapest. Also when you call to get pricing and services see how long it takes them to get back to you. If it takes more than a couple of hours to call you back then just move on to the next because they are already showing you what communicating with them is going to be like. I don't like the companies where the leasing agent is the same person doing the property management accounting and coordination of maintenance. I like it when each of those jobs are done by someone different. I try to stay away from offices that also do sales. Good luck Just my Two Cents

contact local property managers and ask if they have a lease only service. If so they would advertise and find you a tenant and once tenant is found they hand everything back over to you to manage.

He probably got a pretty fat check from the media to let them in.
