Thats A HUGE DROP I would drop it $45 to 1650 for two weeks if traffic still seems to be low then drop it another 50 to 1600. I have drop the rent $25 before and it Made all the difference and I got overrun with applicants.

I was asking the same question the other day and I have been hearing 2-3% plus payroll in my area of CA.

Welcome to Bigger Pockets. 

As a local PM our lease reads we will cover pest control for the first month of tenancy and after that month pest control is the responsibility of the tenant. Now that being said if the tenant has been there for a year or more and has been a great tenant we might hire a pest control company to come out and spray one time at our expense but only on a case by case basis. At my house I use Home Defense Max it comes in a one gallon container and it usually last for around a nine months per treatment cheap easy and quick.

Congratulations on your first year in real estate sales. Ten deals in six months is awesome even if it wasn't your first year. Keep it up!

I enter twice a year and also do a drive by inspection every six weeks.

Myself and my Wife Have all joint accounts and have equal access to all funds.

No I don't have anyone in those areas but I know that Nationwide Carries a pretty good renters policy I was speaking with one of their agents a month ago about setting up renters policies for the properties I manage.

Most of the time renters policies don't come out to check everything like homeowners policies do. 

What town in the are the properties in I have several agents I work with in the area I could refer a few.
