I would contact an experienced attorney in your area just to cover your rear.

We use AppFolio and we used to use Property Ware. I would go with AppFolio.

 I believe that is the perfect answer. Also she was never convicted of a crime #1 how long ago was it #2 and if you do not care how long it sits vacant then deny the application and hope a better qualified tenant applies soon. Also it should say something that this is not the first applicant that has applied with a questionable past. 

Oh and will you mention the PM by name so others on BP can steer clear of them.

As a property manager myself it sounds like they are crooks. I would give them negative reviews on all review sites. and demand the property manager return the money due to me you sold the property and all contracts went with the property so the new owner is liable to the PM not you. go after the new owner for the remaining amount owed to you. good luck.

You mentioned to much shade plant blackberry bushes they grow out of control. and are super thorny.

I would't say window treatments but a house with blinds is easier to rent. And blinds are cheap and easy to install.

Who was the property manager so everyone else can steer clear of them.

oh rent range charges for every property you put into it but I found it is pretty accurate for my area's if you would like to see what it shows you when you put in a property address P.M. me and I will send it to you.
