One of my letters came back with a printed note inside: " :badwords: blah-blah, do not call or mail here anymore. A copy of your letter was sent to BBB."

I guess some people have way too much free time :groovy:
PS I counted it as a responce from the seller - bad results are results too, right ? :goofy:

The two props I (we) worked on were rowhomes (you guessed it right). First guy rented his property to his daughter for free, but then she started taking loans signing his name. He was fed with it and sold it. Second guy owned his property for 20 yrs, and all these 20 yrs the same couple lived in there - they never complained about anything, so he never increased their rent ($400/mo) and never updated the property. Sold cause son graduated from college (this property helped pay for tuition).
First found when we looked at another property on the block, left my card with this guy we met on the street. Second one - he called me off my letter that I sent to him. :wink:

Terry, since you're also located in Balto area, I'd be very cautious when using bandit signs - there is a reason you do not see them anymore on the intersaections....

In your experience, does it add credibility when you add the name of the company after your name?
Some say that sellers don't like to deal with corporations, others argue that sellers will have more confidence that you close if they deal with the company?

Personally, I prefer a personal approach in my direct mail, so adding a company name (which I did not set up yet) might kill this personal touch.

Any opinions?

Hi
I wasn't sure where to post it, but decided to post it here since wholesaling is my strategy.

I had a call from a lady who doesn't want to sell her house, but badly needs the money (bad credit, BK, bank almost foreclosed on her). She needs to pay off IRS' fees and penalties for cashing our 401k afetr she was terminated (that is when she almost lost her house to foreclosure).
Currently owes 60k, worth 100k, needs 5-10k for cosmetic repairs, needs about 10k to pay IRS. Tried obtaining a second loan, but apparently could not because of her bad credit. DOES NOT want to sell. She can afford her payments now. Does not want to refi.

I am looking for a way to profit from this lead - possibly by referring her to someone who can help. But who?.....
Any ideas?
