Any way to profit from it?

Hi
I wasn't sure where to post it, but decided to post it here since wholesaling is my strategy.

I had a call from a lady who doesn't want to sell her house, but badly needs the money (bad credit, BK, bank almost foreclosed on her). She needs to pay off IRS' fees and penalties for cashing our 401k afetr she was terminated (that is when she almost lost her house to foreclosure).
Currently owes 60k, worth 100k, needs 5-10k for cosmetic repairs, needs about 10k to pay IRS. Tried obtaining a second loan, but apparently could not because of her bad credit. DOES NOT want to sell. She can afford her payments now. Does not want to refi.

I am looking for a way to profit from this lead - possibly by referring her to someone who can help. But who?.....
Any ideas?
