It resonates to my previous question ( http://forums.biggerpockets.com/viewtopic.php?t=20633 ) :groovy:

I still don't understand what would BBB do if my direct marketing piece was "reported" to them. Although who cares, I am acting legally and ethically :boring:

My problem is that I have not found a realtor who is willing to share the expired listing report. They say it is unethical to give that info to the public, and besides, it is counter to what they are trying to achieve with those leads - to re-list the house. Any way to get them without a realtor or access to the MLS? I kow that may be a dumb question, but I just thought I would ask. Mike

I guess if they're also going after expired listings, they see you as a threat. Perhaps that is why they aren't willing to share.
I imagine that realtor who specizlizes in working with investors would be more helpful

I think you need to speak with someone else at the bank - you received a generic answer to a very specific question

This way you can talk to your "boss" or "supervisor" when things come up and you just aren't one single investor. (your supervisor can be your wife, partner, etc..)

So basically you make every attempt to deceive people in your attempts to market to them and close the deal and you pretend to have a boss to answer to even though it is just lonely old you?
Sounds very unethical to me. Why not just be who you are and say what you are. You statement reminds me of the many gurus who prey on unsuspecting victims.

I think there is nothing unethical about it - that is what people do to negotiate.
Any book on negotiations teaches to use a higher authority to negotiate - or at least the ones that I read. ( http://www.amazon.com/s/ref=nb_ss_gw?url=search-alias%3Daps&field-keywords=negotiations )

in my experience all web-generated leads are either non-motivated or have very little to no equity. I stopped wasting money on web marketing for that particular reason.
Make sure you ask ABC when they call you so you wouldn't have to drive 20 min just to find out it is not a deal.
