I'd check with county first to see how much it'll cost you to record a contract.

I am confused as to why it is a REO if it is purchsed through tax lien?...

Find the buyer - put it under contract - assign the contract - get paid at closing - repeat until you make enough money to buy and fix.

For those of you who brand your name/slogan in your target neighborhood - how can you track its effectiveness?

All marketing gurus are suggesting branding, but it is rather costly and probably not affordable for someone who is just starting out.
If you were to brand yourself, what would you brand - the name of the company (i.e. We Are Local Buyers Inc), headline (i.e. How to sell your house in this soft market even if you have no equity), website (i.e. www. YesWeCanBuyYourHouse.com) or slogan (We buy houses every day) ?
Or maybe a combination of several?

Good point. How about those with lots of equity, pretty house and pending foreclosure?.. I don't think they'd call even if they're highly motivated. But again - perhaps it is my own perception :roll:

I guess I was trying to project how would I react to their ads if I needed to sell the house that is pretty.

I guess what I am trying to ask - does it make sense to customize the mass advertising? Homevestors advertise they are buying ugly houses - do you think majority of calls they get are the sellers of ugly houses?.....
Any Homevestors franchisees out there?...
