Michael G., do they come to Long Island? Im curious as I'm from long island as well (pretty sure you are) and was curious if thats how you met them or some other way.

After reading online blogs and these forums and not understanding some questions I have written down a few that I would like to ask.

1) How do you find out how much money is owed on a house? For example I find a seller who wants to sell their house to me, would I just ask "Do you owe anything on the house?" and hear their answer or what documents should I ask for in order too see proof.

2) I'm not sure if this rule applies only to flipping, however do you always use the 65% rule? When would you use 60% on the ARV?

3) if you find a house buy its not worth the time for you and you pass it onto someone on your buyers list and they purchase the property how will you get a referral fee? Should their be a signed document or is the honor system in use when it comes to this?

4) What exactly is a probate letter? And how do you go about on finding people to mail them too?

I would like too hear some opinions on rather flipping will be strong in the near future and if not what should you do to find properties? I have read where many say the properties are sold before they hit MLS; what kind of strategies should you use? also would like to know, why do many investors that involved in real estate fail?

is it because of the real estate market or is it the person?

What are the most comfortable and warmest boots you have owned for the winter? i'm looking for a new pair and would love to have comfort and warmth and some style, suggestions?

I do plan on asking a realtor for comps however here is something I came up with; I'm doing this so I can also learn on my own and would like advice about it, I would like to know if I at least have the right idea when doing comps, i do relize that the title dates for the other 2 are in 2011.

A new house just came up on the market as an REO with a list price of 189K

It was listed for 259K in 2010 as non REO

What should be my next step in deciding if this is a good deal or not? I have tried looking for other properties similar to it that may have sold on MLS however I can't seem to find any. Any suggestions/advice/negative comments are all welcome

I wanted to ask what most of you rehabbers will spend on for washers, dryers, dishwashers, ect.. and what brands do you usually go with? I would like to know for both low end and to higher end houses.

I have always wanted to own my own self-storgae, however I don't have much knowledge about this area and don't plan on jumping right into it.. but I would like to know is this a good thing to invest in? how do you get started? do you buy one that is for sell or build new and small and continue to grow? any info on this would be fantastic.
