J Scott when doing these types of properties (lower end) what kind of flooring, cabinets, counter-tops and appliances would you use if they in fact do need to be replaced? also what would be considered higher end properties (in your area) in which you would use higher end products?

When going to look at a house for the first time what should one do? take notes, pictures, bring a GC, appraiser, ect...?

I'm curious as to how much on average do you spend on a rehab; Not including holding costs and other fees, just the fixing and labor it self.

I have learned a lot since being a BP member and their is so much more to learn and one thing I need to learn is too figuring out the ARV after seeing the property and beforing purchasing the property. So, how do I go about this? Is this all based on what I think the property will be worth after the rehab or using comps?

If you want them out quicker offer them something... Let them know if they leave in a week you will give them $400, two weeks, $150, three weeks $0 or come up with your own deals just to get rid of them.

Thank you all for the replies and thank you J for allowing me to see a sample of your business plan, it's exactly and more of what I was looking for as a reference. Is this material copyrighted? Would I be allowed to re-edit mostly everything but keep it as the same layout and ideas you have incorporated? Also if this is you're "first" one, I wonder what. Your second one looks like :)

Questions

1) How do you find out if an LLC name is in use?
2) How did you come up with your LLC name? what is it?
3) What do investors usually put in their LLC name? (Developers, Investing, Investors, ect...)
4) Do most use a comma? for instance "Investors123 LLC or Investors123, LLC" or is it preference?

The use of postcards/letters was also my other option. If you don't mind me asking how do you "find" your targeted audience? for instance I would like to target people that may be losing their homes due to a death, divorce, loss of job, ect.. how would I compile a list of these types of persons and send them?

I have never done anything like this; so I'm a bit lost.

Thanks for the replies, however is this situation of the use of bandit signs specifically targeting wholesaling or could you use bandit signs to target "Distress houses"? So instead of having say "We buy houses" could it say "We buy distressed houses" or "let us buy before the bank takes" something along the lines like that?
