What if the house is not in the best location and you know the house are on the market for a long time BUT you still get a good price; would you stay clear or still buy?

Is it a good time to get into rehabbing, is it always a good time? What do you look for that shows positive signs of rehabbing houses?

In order to save on some money, do many of you buy the materials your self or do you have the contractor do everything? also as far as staging goes, where do you usually buy the staging furniture from and how much would you add to the listing price? do you add a certain percent of what you paid for the furniture and if you don't sell the house with the furniture what do you do with that? put it on storage? use in at another house? take it back and get your money back? :)

So as long as you have your numbers right it would be a deal as long as they accept?

When they say they will buy any house in any location, is this true? how can they buy any house in any location and still make a profit? It seems most people stay with certain neighborhoods and these people don't care where the house is located and the condition. Why is this?

Thanks for all the replies, much appreciated. David Niles this is in regards of flipping.

I also would like to ask; what if you get a lead from a seller and are asked to come see the house right away that may not be in your familiar area and you believe the HOUSE has potential should you try to give them an estimated cash offer or would you let them know that you need to get back to them in a few hours and do some research? Now if it's research what would you research for besides comps.
