I would like too hear some opinions on rather flipping will be strong in the near future and if not what should you do to find properties? I have read where many say the properties are sold before they hit MLS; what kind of strategies should you use? also would like to know, why do many investors that involved in real estate fail?

is it because of the real estate market or is it the person?

Shannon, your questions are very broad and therefore can have multiple answers/opinions.

As for me, I flip houses and intend to keep on doing it. I think you can flip in any market but you have to adapt to the market. There used to be a time when you could not find distressed property good enough for flipping in the MLS and you had to use direct mail to find properties.

Over the last couple of years with so many foreclosures in the market finding a good deal that you can flip has been fairly easy for me. Like Fred says, I have also noticed the big investors buying anything they can get their hands on making it hard for me to find a good deal again. Nevertheless I have flipped two properties in the last 3 months with good results (you can see my blog for more details if you want) but it was darn hard finding those properties.

I believe the opportunities for flipping will not go away but I will have to change the way I find these deals to adapt to the reality of the market.
