And it's vacant, do you try to automatically get in touch with the owner to try to make a deal or do you look at the neighborhood and check comps and other things?

I have tried searching for my county's tax website but just cant seem to find one so I'm thinking they do not have one,however the the other county has one. If this is the case how could I search? should I go to some building and ask them?

Once you find a vacant house; what are the procedures on tracking down the owner? What should be done as well? Should you send letters to the house? if yes but the owner does not visit or someone who is taking care of the property then how would you go about on tracking down the owner and talking to him/her personally?

I'm still lost on the idea of Direct mail marketing... How exactly do you go about this? how do you find the people/houses to mail the letters too? do you go around driving and write a list of houses that may look like that could sell? and then just simply mail out a letter?

However, during the storm of Hurricane Sandy, a portion of the house next doors fence came down, this property is also vacant and believe it's now owned by the bank, I have placed it back up for now as I have a dog that runs around the backyard and wont come back for hours if he decided to run away. My question is who do I get in touch about this and getting it fixed? the whole entire fence is pretty much shot as it has been their for years and its wood.

For investors? and in my area many homes have been damaged and destroyed. Would this be a good thing for investors to look at and try to not only get some deals but also help out homeowners as many may have no where else to turn to, OR should you just stay away from these houses that have been watered damaged/burnt?

Any inout would be great!

Step one is obviously finding the house; after that what do you guys do? find the comps? walkthrough with GC?
