I would like to ask on how you go about on sending out your business cards in your target location?

For instance how do you go about on sending them to every mailbox in a certain section of town? do you go to the post office and set something up? also is this the same way as you would do when sending out letters?

I know this may not be the right place to ask this but I'm really looking for specific types of cards which have to deal with investors who deal with rehabbing. What do your business cards look like and what do they say on them? besides name, phone number, ect... do you put "We buy houses" ? or anything specific as such?

I saw the sticky on top of the page however, I would like to ask if anyone knows of or can share their business plan for a visual reference; I'm kind of lost and confused on how to start one and can't get the right idea... I have the plan in my head.. however not on paper.

What is the reason why some foreclosures do not sell? for instance there are some houses that have been on MLS for a few months as REO why is this? why do investors not go for them?

Hello,

I would like to ask a question based on what I have read and found.

I found a house for about $118,000, 4bed, 2bath, full basement, lets say, hypothetically speaking the house needs about 20k in rehab; and I believe I can resell the house for about 150,000. Now according to one article I read here it should go something like this...

So I would want to buy the house for about 73K thats if I would like to make the 15k profit?

Now this is all based on random numbers, however is this how it will pretty much go? also how do I go about on figuring out how much the house would actually be worth before putting all the rehab in and how much it would be able to sell for? is this all based on comps? if so; when checking the comps what should I check for excatly? Should I match the house I'm trying to rehab with other houses that have sold with EXCAT specifications? and do I only search in the same neighborhood and how far of a radius should I search? the next 3 blocks? or as far as a mile?

Any other input you all would like to add please, please, please add it in

How do you find the house before they go on the market? before the bank takes it; does this involve a really good agent or does it involve yourself going out and talking to home owners who are about to get their house taken by the bank?

I'm taking in terms of rehabbing.. how do you generally figure out if the house is worth buying and know that you will make a good profit? if paying in cash how much should you bring down the price, but still beat all the other offers? if the house is foreclosure and most of the work has been done, what could you do to make the value of the house go up and resell it for more?

I'm curious as to how many of you SUCCESSFUL investors attend college (how many years) and what did you study? are you doing both what you studied and real estate? or only real estate?

My questions is as follow:

Would many investors go for a newer (built in the last 5-8 years) REO house that does not need much repairs and could still make a profit?

Also

What about a more expensive REO in the upper 700K that needs quite of bit of work done... is this profitable or is this more of a owner occupy type thing. I ask because their are a few house in that range and wanted to know if anyone has dealt with house like that.. obviously the neighborhood is very "rich"
