You could use the address and check the tax assesor's site for your county. It will pull info such as the owner, owner's current address, how much it was purchased for, etc.

Thanks for all your replies this guy! I guess her landlord found out that I was researching the law and told her that the check was mailed this past weekend, which means it should be here this week. I will keep you guys updated! Thanks for the link Kyle J.!

Hey Bp fam,

I had a quick question. My fiance and I just bought a house and she moved out of her rental and her landlord has not sent her deposit back yet. It's been over the 30 days and we haven't heard from her. She told us she would mail them by the middle of the month, but here we are and we have nothing. What are the laws regarding security deposits and documentation needed to not give back the full amount?

What is the process? Do I fax or mail them the purchase and sale agreement? And when I get it back my end buyer is here in state with m. Not only my first out of state seller deal but first deal period so still a little lost. I do know SC uses closing attorneys. Any suggestions?

What is a conservative vacancy rate? Or does this depend more on market? I was just wanting to put together a spreadsheet

Seller backed out, decided to keep it for themselves. All in all, probably good with how skinny the deal would've been for my end buyer. Thanks for your insight Patrick L.

Patrick L. Market rent is around $400 in this area. but I see what you're saying. Even with a 32K sales price, I though payment was supposed to be 1.25% or does it have to be the 2%. MArket value shows 55K and I did pull comps

I have a motivated seller. Owes 25K on the property. Has 3 yr tenant paying $400. Should I offer him how much he owes to get it off his hands and sell to buy and hold end buyer? Says that house nas hew carpet and new paint new roof from 3 yrs ago. THOUGHTS? SELLER isn't interested in sub to.

I pulled official comps on the property, at 55K %aroudn 57/sq ft. 960 sq ft, 2 bed 1 bath, target market rent at $427. Taxes are $786. original purchsae prie at 57,000, refinanced at 29000. owes 25K. He said in good livable condition so I'm going to assume repairs around 3k (upon further inspection and he is aware). As far as our market, its definitely under what is selling and looking at other sold investment properties, its good. what or how could I wholesale or market this to an end buyer?

What would be the steps of a sub 2?
