What are the downfalls of this as from what I know would be greater than the benefits? I know it can be done successfully and has by experienced investors? If the deal is a strong one, does that matter even if investor is fairly new to the game?

Kyle J. Thanks second question, if my buyer has all the money up front, do I wait to give it all to title company or do I give it to them now and save the trouble?

I understand they don't have the entire amount so we necessarily don't have a deal, I was more or less concerned about them buying a house for own personal use and not to be rented out. I was saying 4k would be earnest money. But they currently only have half the funds and I wouldn't want them to give me that earnest money if they can't come up with the rest.

Michael D. When I say cash buyer, I mean cash buyer lol. As in the total purchase will be cash. As far as qualifying them which is what I think you mean, the rest of the money is supposed to be from their account and a family member. I've already stopped dealing with this person because they didn't seem to have it all together. I told them the offer is there if and when they have the total amount or can access it and show me.

Chris Martin Sorry for the late response and confusing lingo, lol. Not sure why I went with civilian but its more so twoards what Mary B. said. My buyer is not an investor and more or less wants to buy the home cash and live in it themselves. Thank you, Mary because thats more or less what I was lookign forward: certain things that I would need to point out them that an investor may already know (how earnest money deposit works, contingencies, inspections, etc).!
