Security deposit? Time to give back? Laws

Hey Bp fam,

I had a quick question. My fiance and I just bought a house and she moved out of her rental and her landlord has not sent her deposit back yet. It's been over the 30 days and we haven't heard from her. She told us she would mail them by the middle of the month, but here we are and we have nothing. What are the laws regarding security deposits and documentation needed to not give back the full amount?

On push back, I often find the language "I have been advised" to work wonders. Usually the other party assumes you have been "advised" by an attorney, even though you could have been "advised" by anyone.
