Deadrick Colbert You use the tax assesor's site? Which value b/c I see total market assessed, total taxable value. Not sure which one to go off of it.

Joe Liu In the process of finding a realtor to work with now? What can I offer them to have them more inclined to work with me?

Mehran Kamari Thanks! hopefully thats the key. receiving calls, but like expected alot of them aren't truly motivated or just want to see what it's all about.

Jon Klaus honestly, Jon I haven't but after talking with another investor they introduced the idea as well. Probably going to give this guy a call back. Any ideas on owner financing, I'm extremely new to that part? I know majority of duplexes sell for around 40-60K depending on the area and rent 450-$600 depending on quality.

Deadrick Colbert Honestly, majority of them were driving for dollars owners (just seeing vacant lots, going to tax assessor's site and findng owners and mailing) I usually find about ten before work, ten on my lunch break, and ten on the way home!

Is it not just plain dumb to make an offer on a house that you haven't seen the inside of completely? Or is it common? I see alot of these "we by houses nationally" do it and I assume they can't see majority of these houses? I'm asking because I got a call back from a absentee owner who seems decently motivated. I know this may not be a capture, but for future reference should I make sure to see the house before with a contractor or just learn to estimate repair?

Sharon Vornholt So do you not put a cut off date for year built or anything like that? What about property type?

Hey guys,
Finally got my first 100 yellow letters sent Tuesday and I just got my first response, a day letter (the guy was an absentee owner that lived locally).

It was on three duplexes, in a great area, but were ran down. Cus wanted 80k for all three, which is laughable at most. I offered 11K, he laughed and told me that wouldn't get it done and hung up. That was the first seller call I've taken and even though it went nowhere, it broke the ice!!! Time to start making offers on some of these FSBO units!!! Brutal first one, but I'm staying on the horse. 99 more no's to go! lol

Thank your for all the responses guys! They have been very helpful! I just sent out my firs 100 HANDWRITTEN (BY ME) letters...my hand is numb! For future reference I'm definitely going to have to go the outsourcing route whether to some people with extra time to company! Dev Horn makes a strong point especially if the company does handwrittern font!

Ibrahim S Great info! I know you can only do so much about going into detail being from another state, but you're saying you search deed dates of properties that were sold or the actual name? I'm kind of confused, sorry!

Is it worth it to just get them made on the site or done by actual hand whether that be through or outsourced through a few of my college buds?
