Kyle Baer Found the property doing for driving for dollars (was a vacant houser) and sent a yellow letter to the property owner telling him I was interested in purchasing. He was an out of state owner who had held investment property in my town for awhile but it go away from them (poor management) and he was looking just to cut his losses.

Hey guys, I started out doing wholesaling and my intentions have always been to gain more knowledge and more capital to purchase a multi-famil unit or SFR with low risk. I've done the marketing and am in the midst of my 1st wholesale deal and I see that I enjoy, but my heart is truly in being a landlord and getting that passive income. I know you need reserves when you get into landlording so I am still patiently waiting to have that emergency money but what are some other ways outside of studying BP and reading certain books ("Landlording on Auto-Pilot" is my current read) that I can gain more knowledge? I'm more than happy to continue to studying the market, reading about different situations I may encounter, but just wanted to make sure I wasn't missing out on anything else.

Would this be treated the same as a investor cash buyer? Buyer wants to pay cash for the house to personally live in? Has 6K of the required 12K, wth 4 of that going to earnest money? 90 days to close contract. Should I wait till he has all money or get under contract with him now?

Was talking with a local investor seeing if he was still looking to add to his portfolio (has about 80-100 rental homes) but instead he alerted me that he was looking to sell 15-25 in the next few months. He's the second large portfolio investor I've heard this from. What does this say about the market for wholesalers when proven investment buyers are selling?? Are they following the hedge funds? Nothing? I don't know. Just wanted opinions!

As a wholesaler, what kind of inspections should you have done? Just a satisfactory home inspection? Thoughts?

Thanks for the responses Ricky Ostrom Wayne Brooks and Andrea M.

So far I have faxed over the contract. So once they sign and get it notarized they have to send it back to me so I can take it to the closing attorney. Once I find my buyer, I take that contract to the closing attorney and then they will send the closing documents to my out of town seller, correct? Will they be able to still execute a double close although my buyer won't physically be there?? This question is open to anyone!
