Tim G. If repairs are around 5k (being conservative). I take if off the owner's hands for 25K, put 5K to that so I have 30K. I then wholesale to a buy and holder investor for say 33K, he then has a steady tenant at 400/month. I make profit of 3K. Too skinny of a deal?

Chesley Hutchison I'm doing wholesale deals in Spartanburg and the Greer area, but have not branched into Greenville yet! I've had a few realtors from Greenville give me a call but none of them know much about the Spartanburg area, which is where I am doing majority of my business!

Deadrick Colbert I'll definitely send you deals if you're looking to fix and flip or buy and hold on the wholesale side. How has the wholesaling been in Greenville thus far? I'd definitely like to work with you on a few properties!

Tony Khuu Yes that's correct and good point. Sorry I was mistaken about the short sale process. But you're right, the tenant has been there for more than five years and owner says the tenant probably isn't leaving anytime soon, older couple.

Avg rent is about $375. Would I have to do a short sale since he owes on the property?

Sarah S. Thanks! I definitely have to call the owner back and see if there's a way I can get in the house. He does live in TN, but his daughter stays in Charlotte, NC which is only an hr away so that may work!

I had a lead call back from my yellow letter campaign that I need some general insight on even if it doesn't go as planned. Customer looking to sell on home with tenant that pays $400 a month. He owes 25 K on the home and wants to be done with operating it. Home sales in the area are around 45-50K. I know this an odd one because he has a tenant so technically repairs may or may not have to been done but all it would need is some updating, no more than 5k and thats being conservative. Thoughts on what I could do with this one or is it a dead duck?

Would I need to find out the cash flow on this one to see if it is even worth being sold to another investor?
