Wayne Brooks Thanks Wayne when you say power to sign for the trust, you mean verify she IS the trustee or has rights TO the trustee to sell the property?

In doing my "Driving for Dollars" campaign, I sent out a direct mail marketing piece and to what I thought was the owner, but shows as trustee on the county records. Is there anything I need to know in dealing with a trustee instead of a regular absentee owner? She called me back actually wanting me to look at SIX other mutiple properties that she is looking to sell. I'm still gauging the motivation but wanted insight as to what all comes with trustee sales. I searched older post, but couldn't get the gist of it minus being on the lookout, but for what I wasn't sure! Thanks BP fam!

Joe Liu Hey, I was able to find some realtors and have been meeting with some, most are wanting to actually invest but have been willing to work with me once I move on to multi-family properties. But I did have one pull some comps. Only problem is what do I do if there aren't any good finished comps in the area within the time period? Is it ok to go back, how far is too far. I know I should definitely stay within a mile radius and check properties, but wasn't sure about the time period?? Suggestions???

Jon Holdman and Dawn A. I agree wholeheartedly. And I think this process would've been longer if I didn't tell her to get on her landlord's hind end about returning the money. I made her mention the 30 days and then we saw a check. Landlords like these make it tougher for the ones who are doing their job ethically and smart.

Moved out April 31- check was received June 4. It was the Full deposit, but it was outside the 31 days.

Hey guys, I'm starting to get some leads and am about to visit properties. I have done some comps and am now trying to figure out the scaling for what my wholesale fee should be. I've talked to a few local investors and one guy looks for 15-20k profit on every flip he does. I heard other investors who like to make a % of the end sale such as 12-15. Is there any rule of thumb to make sure I get my end buyer a big enough profit, while also not cutting myself. I know they're taking the bulk of the risk so I definitely want them to succeed. Or basically is it a preference thing? Thoughts?

Thanks for all the feedback you guys! Y'all were absolutely right, she bit the bullet and the check did arrive on Tuesday. I would've understood if there were any damages my fiance had done, but there weren't. I think the landlord had to get a renter in because she did spend the security deposit money and didn't have the funds to pay out $800.
