Rob P. I actually just started reading Sean's book last night and am 3/4 of the way done. He definitely proveides great insight in an even greater detail for using RE as a catalyst to financial freedom and passive income. I can only imagine what the course is like!

Patrick Jackson Thanks, but Its not so much the leads I need as it is the comps for calculating ARV for the homes.

Hey guys, I'm having a tough time getting comps for leads. I'm currently stuck using sites likes Zillow to see what houses that are similar in size and layout have sold for, but I'm not sure how accurate these numbers are due to how easily accessible they are. Do I definitely need a real estate agent's help on this one or are there other ways? OPEN TO ANY SUGGESTIONS!!!

Ned Carey Do you invest in just local tax liens or ones in other states? Do you do online or physical auctions? How do you do your due diligence in terms of properties you are buying? I know sticking to SFH is best, but what about getting stuck with a bad neighborhood?
