Wholesaling- dealing with trustee

In doing my "Driving for Dollars" campaign, I sent out a direct mail marketing piece and to what I thought was the owner, but shows as trustee on the county records. Is there anything I need to know in dealing with a trustee instead of a regular absentee owner? She called me back actually wanting me to look at SIX other mutiple properties that she is looking to sell. I'm still gauging the motivation but wanted insight as to what all comes with trustee sales. I searched older post, but couldn't get the gist of it minus being on the lookout, but for what I wasn't sure! Thanks BP fam!
