Hi Tommy,
I recommend checking out www.petscreening.com They will have applicants submit a pet application and pay the fee and based on the score, they set the monthly pet fee for you. Managing several homes, we see about 80% have pets, so pet fees are a very profitable way to increase revenue when managing several doors, but it isn't for everybody. Pet screening will do all of the work for you, saving time and hassle with "service dogs"!

I recommend reaching out to the local Dallas NARPM Chapter. You can attend the monthly meeting (I think it is held at Addison Convention center each month) www.narpm.org one time as a guest and get in front of a room full of Property Managers. There is a fee if you want to join after that.

The key is to make sure you hire a very thorough PM. One that provides annual inspections and detailed photos when renters move out and great communication tools for visibility. Searching reviews is helpful as well. It is pretty normal for investors to be remote.

RPM is a franchise management operation across many markets
Evernest, has grown by acquisition and is in about 25 markets currently and the owner is a personal friend of mine. I have not heard of the other ones, could be they are a smaller operation.

As a Property manager, NEVER. You open yourself up to getting bad reviews when they do not show up in a timely manner, deny the claim, and ultimately leaving the tenant unhappy. It will end up costing you on the back end.

@Michael Elkins Some management companies will offer tenant placement (for a fee). If you do it yourself, I would recommend providing applicants a document on what your specific screening criteria is. Some landlords use Smartmove for background checks (Transunion) and BP offers resources as well.
