@Kaushik Sarkar  I recommend Lisa Richardson with the Halo Group, she manages homes on those areas.  She actually has 6 of her own as an investor and does Property management for others in that area.  Definitely worh a convo.

@Casey Mariucci  In TX, there is a promulgated form/addenda that is presented with lease signing that the tenant has to sign acknowledging that if they give notice to vacate, a lockbox will be placed on the door to allow for showings.  If your state does not have this, perhaps you can get consult with an Attorney to draft one for you? Also, we allow the tenants at move in to do thier electronic inspection through Zinspector which is convenient for them, it solves for the paper version to avoid the "I mailed it in, what do you mean you don't have it on file" at move out!

 I was actually going to recommend Pinata.  They promote good tenant behavior with a rewards program as well as the credit reporting.  Best of luck

@Troy L.  As a PM, there's a few things you will want to be aware of.    For renters insurance, $300k Liability can be a bit harder to find where many Renter Insurance policies only cover $150k Liability.   Also, You cannot force them to use a preferred company, they must have an opt out option if you do bring an in-house program to offer them.  Many PM's bundle thier program into a resident benefits package and that package can be a monthly per door profit center for you.  

Here's our verbage regarding RI and opting out:   (Also listed in our tenant resources column under Resident Benefit package)

"Can I opt out of this Resident Benefits Package? Yes – But only the Insurance Portion. RentWerx is providing the Resident Benefits Package to all Residents. The included insurance coverage is under RentWerx as a Master Policy and applied to each home under management. Residents receive the benefits of the coverage without applications, credit checks, or billing arrangements.

What if I have my own Renters Insurance coverage?
The Resident Benefits Package will apply to all homes and Residents under the RentWerx Master Policy. Residents may opt-out of the insurance portion of this program by showing proof of Renter’s Insurance with coverage of at least $20,000, and naming RentWerx as ADDITIONALLY INSURED for a cost difference savings of $18 per month.  "

@Jeremy Santy  As a PM, We subscribe to PropertyMeld which also "talks" to our PM management system.  It allows for collaboration between our vendors, investors/owners, and our tenants.  It realy helps keep documentation and communication for repairs for all parties and saves a lot of time from having to go back and forth.

@Kellsey Pitman Congrats on your start-up in managing properties.  There's a lot to it and would recommend some great resources for you to collaborate with for advice.   NARPM.org is a good one as well as a Facebook group called Property Management Mastermind which has over 10k members in the management industry.  There's also access to podcasts in best practices through that Facebook group. search: PMMastermindGroup

@Noah Bacon  Great question.  We use a service that does the screening for pets/pet fees.

All of our criteria is listed on our PM Website in the tenant section and is also very specific to breed restrictions as well.

"The monthly Pet Fee is determined by PetScreening.com ranging from $40 per month to $100 per month."  A great 3rd party service that saves my staff a lot of time.  We get very little pushback and it is a great revenue generator.
