Sorry to hear that happened. Typically the PM company can get you roof quotes first, so you know what you are looking at. We offer free quarterly roof inspections and coordinate the replacements/repairs with the roofing companies. We have a few replacements each month and are seeing roof replacements $9k-$16k depending on the size of the home. I think it also depends on the age of the roof and, is it a repair rather than a whole replacement? Typically, yes, the rate goes up, but you may find out of pocket would be a lot more than you think. Most of our owners choose to file under thier insurance.
