Hello! I would start your search with NARPM. There are tons of great PM companies involved with the organization. 

In addition to the questions above, 

I would add:

1) How are utilities handled?

2) What is the reserve amount?

3) Does the PM pay taxes/HOA dues/Insurance etc...

4) Average days on market

5) Policy on late rent

We manage about 1100 doors in the SA and AUS area, we recommend at least a 3% increase each year regardless of the tenant. Some owners take the recommendation some use their own methods. Regardless, very rarely does the rent stay the same.

We manage about 1100 properties from San Antonio to Austin and recently have been working with lots of out-of-state investors, specifically in the New Braunfels area. Great choice!
