Hi,

I've searched through some older posts about this, but thought I'd see what current recommendations you guys might have. I'm looking at my first investment property and want to keep it as headache-free as possible while getting my feet wet as an investor. Is there anyone you recommend in Kississimee, Florida? I'll be an out of state investor.

Thank you

 Hi Kelly,

For long term rental?  Have you tried reaching out to Atrium PM?  Jessica Foster is the contact you would want to chat with.  https://www.atriummanagement.c...

If that helps any.  Best of luck

Brad

What sources of lead gen are you having the most success with?

I am fairly new, I have been doing social media with not much luck.

So I'm wondering if there are other agents who are using other streams of lead gen that is working.

Lead generation for SFR's?  Try getting set up with All Property Management.com   APM  If you are quick to call the leads you get from them, it definitely works!

Brad

Are the leads people typically renters looking for housing or landlords looking to sell?

Typically the leads are investors/landlords looking for management services and sometimes they can turn into a sale.

Quote from @Ed Bacha:

Hi all, as an investor and property manager I have seen myself finding no available contractors for specific jobs. Either because of high demand and low availability or because the job is too small. I'm interested in hearing about what resources you have used when you have seen yourself in this situation, if you ever have. At the moment we are implementing a training program for young candidates motivated to learn new skills and also setting up a system to even fly out of state contractors to our city for larger projects.

Have you tried seeking out Maintenance companies in your area.  It can come in handy being a 1 stop shop for any property management needs for repairs. I'm not sure what area you are in.  Best of luck

@Ashley Mishin  Did you try searching the local appraisal district? Here in TX, you can search out by address, property address, and even property type (Commercial or residential).  I'd think you should have something similar in your state?

Best of luck,

Brad

New investor here. We closed on our first property in July 2021. Lived in it for a year until we bought our second property and leased it out. We decided to self manage to try it out, and it's been too much for our busy work and life schedules.

Looking for a reliable and trustworthy property manager/management company that won't charge an arm and a leg to take over when this tenant leaves in August. From my research, I've seen generally positive reviews for both 1836 and GDAA for our local market.

Has anyone worked with either of them or have other recs for a good solution?

GDAA is well experienced.  So I recommend them over the other one.  If no luck there, my team services Austin area as well. Greg is a personal colleague of mine and I have done business with both him and his brother.

Best of luck!

Brad

@Tommy Parker I think it depends on the size of the portfolio and types of properties. For SFR's, like they mentioned Rentredi,Rentec, for small portfolios, even Buildium would suffuce managing under 50 doors or so. For larger portfolios, say over 200 doors, there is a new one called RentVine. We use it and love it. I've never heard of Innago, I will check it out!

@Jared Mackert  I strongly recommend to hire a property manager.  There are many moving parts and it's not easy. You can spend time trying to DIY but would your time be better served in finding your next investment?  Congrats on your first property and best of luck to you.

Hey I’m Ryan Monakey I am a 20 year old real estate agent, but would love to get into property management just to understand the real estate game in more depth. I’d intern for no pay for as long as needed. IM OPEN TO JUST ABOUT EVERYTHING!

Love the enthusiasm! There are many NARPM (National Assoc. Residential PM's) chapters that you can seek out in FL.  Many of them have monthly meetings where you can attend as a guest to learn more and meet several PM Companies in person. https://www.narpm.org/

Best of luck,

Brad
